Why North Bengal

Four reasons to own a piece of it.

Mountains, tea and forest on one side. Roads, rail, airports and public money on the other. The region is being built while entry prices are still within reach.

Reason 1

Nature at your doorstep

Tea estates, sal forest and the Himalaya sit in one frame. Jaldapara, Gorumara and Buxa are a short drive from the plains, and the Teesta, Torsa and Jaldhaka rivers run through the Dooars. Property here is a place you will want to visit in every season.

Reason 2

Untapped development potential

Much of North Bengal's tourism and land value is still undeveloped. The Jalpaiguri district site says a major part of its tourism potential remains to be exploited. In the areas we track, average asking prices run from ₹2,597 to ₹4,503 a sq ft.

Darjeeling MP Raju Bista said in May 2026 that long-pending Eco Sensitive Zone issues around Siliguri are expected to be resolved soon, which he said would give relief to landowners, developers and builders.

Reason 3

Big public spending is lined up

The new state government and the Centre have put money and projects on the table for North Bengal.

North Bengal Development budget, 2026-27 (State)₹1,821 crore
Bagdogra Airport new terminal (Centre)₹1,550 crore
Track doubling, Thakurganj to Siliguri and NJP to Siliguri Jn (Centre)₹1,130 crore

Announced or proposed, with no costs published yet:

  • IIT, IIM and AIIMS proposed for North Bengal, and a medical college in Alipurduar.
  • Cooch Behar airport expansion, plus Balurghat and Malda airports under UDAN.
  • A metro survey for Siliguri.
  • Land ports at Panitanki, Jaigaon and Phuentsholing, Hili, Changrabandha and Phulbari.
  • 100 tourist information centres across North Bengal.

Proposals are not guarantees. Timelines are set by the authorities.

Reason 4

Growth engine of the north

Siliguri sits on the narrow corridor that joins the rest of India to the Northeast, Sikkim, Nepal, Bhutan and Bangladesh. NH10 runs to Gangtok, New Jalpaiguri is the region's main rail hub and Bagdogra is its airport.

Local advisers point to healthcare and education as sectors driving housing demand in the city, and the Indian Chamber of Commerce held a "North Bengal Realty Reimagined" summit in Siliguri in May 2026.

What the listings show

North Bengal property is rising. Cooch Behar is up 18.7% and Matigara 19.4% in a year.

Asking prices in Cooch Behar and in Darjeeling district's Siliguri localities have climbed fast over the last twelve months. Pick the right district and location and your money works harder.

Ask us for local figures in any district before you commit. Siliguri city growth is quoted as 2.85% to 6.16% on different parts of the Housing.com page. Flats are not land: plots and hill property move on different drivers.

No guaranteed returns. Past asking-price trends are not a forecast, and asking prices are not sale prices. We will not tell you a plot will double. We will show you the numbers for the exact place before you commit.

Value by district

Where a ₹25 lakh budget goes furthest.

The same money buys very different amounts of space across North Bengal. Here is what the average asking price per sq ft means for a ₹25 lakh budget in the areas we have data for.

Beyond price: what drives value

  • Tourism anchors: Jaldapara and Buxa in Alipurduar, Gorumara and Chalsa in the Dooars, and the hill towns above.
  • Rail and road: New Jalpaiguri, the Alipurduar line through the Dooars and the AH48 corridor.
  • Air: the new Bagdogra terminal, a ₹1,550 crore expansion.
  • A lower entry price means a smaller ticket, which also suits fractional ownership.

A lower price does not guarantee faster growth. Check title, access and local demand for the exact plot before you commit.

Fractional ownership through a cooperative

Own a share of a property you can use, not a unit on a screen.

A cooperative holds the property. Members hold shares in the cooperative. The exact legal structure, approvals and fees are set out in each offering document before you pay anything.

Pick a property

We share the title documents, location and local price history for each option.

Join the cooperative

Buy a share. Your fraction and your rights are written in the offering document.

Use it or hold it

Stay when you visit, or hold for appreciation. Exit terms are stated up front.

Why fractions

  • A smaller ticket than buying a whole plot or flat.
  • Spread across more than one location in North Bengal.
  • Property that visitors can actually use on trips.
  • Local managers handle upkeep and paperwork.

What to ask before you join

  • Who holds the title, and is it clear and marketable?
  • How do I sell my share, and how long does that take?
  • What are the setup, management and exit fees?
  • Which registration and regulator oversee the cooperative?

Change the numbers. The table shows the same share under different growth rates, including no growth at all.

Straight answers

Questions people ask first.

Can I buy from outside West Bengal, or from abroad?

Indian residents can generally buy property in West Bengal. Rules differ for NRIs and for agricultural land. Message us your situation and we will say what applies before you spend anything.

Why North Bengal and not only Siliguri?

Siliguri is the transport hub, with an airport at Bagdogra and a main rail station at New Jalpaiguri. Tourism drives the Dooars and the hills, and prices there move on different drivers than city flats.

Is a cooperative share the same as owning a property?

No. You hold a share in the cooperative that owns the property. Your rights come from the cooperative's bylaws and the offering document. Read both, and have your own adviser read them too.
